Background Introduction

Bahria Town Karachi is a privately owned gated neighbourhood under-construction in Karachi, Sindh, Pakistan by the Bahria Town Group.

Located in Karachi on about 12,000 acres of land, just off the Super Highway (M-9), the community will include the Grand Jamia Mosque, which will be the world's third largest, and the country's largest cricket stadium designed by GMW Architects. The community is divided by the 400 ft wide 18 lane Jinnah Avenue. The community will be energy independent by setting up one coal-fired and one LNG-powered electricity generation plant in partnership with K-Electric.

Once it is completed, the community will be home to an estimated 1,000,000 people. It is also home to an 18-hole United States Golf Association standard golf course. The total cost of the project is a little over $1billion. The town will be connected to I. I. Chundrigar Road through an under-construction metrobus. As of March 9, 2016, 104,000 residential units have been sold to customers.

BAHRIA TOWN KARACHI, DOWNLOAD AUSUM BUSINESS CENTER-II

Ausum Business Center-II is a 182 sq. yards, six storey (with a semi-ground basement and ground floor), three side corner commercial center located in front of the prestigious Bahria Town Karachi Head Office, and the area masjid. The offices are ideally suited for real estate offices, builders and construction companies.

Construction commenced February 2018, and is scheduled to be complete by Inshallah March 2019; some offices have been sold at the pre-launching stage. With the passage of time, the value of the project is expected to appreciate. A conservative valuation estimate would access a 40% to 75% appreciation in the value of the acquired office, with annual rental return between 6% to 15%.
